Real Estate Auctions Continue To Offer Great Opportunities For Real Estate Investors

Even though there are ever increasing new ways, gadgets and gimmiks to invest in real estate being offered by the gurus of the day, one of the oldest tried and true methods of finding great deals on real estate is to go to real estate auctions.

Real estate auctions are usually conducted by qualified auction companies, but sometimes private owners, real estate agents or friends of the family will hold them. No matter who is doing the auction, auctions can provide a great opportunity to acquire real property at prices that are substially lower than market.

For example, Mike Grigg of California real estate auctions provides a great service where his company helps property owners get the most for their real estate by using the excitement and buzz that usually surrounds an auction.

Like his counterpart, Bill Jones, who does basically the same thing using Virginia real estate auctions, Mike takes calls from real estate owners who are trying to figure out how to get just a little bit more for their property in a sale than they would receive from a traditional real estate listing with an agent or broker.

Typically auction fees and costs work out to be about the same as a property owner would pay to an agent or broker as a listing commission, yet the price received for the property can be dramatically higher than average current listing sales net.

Real Estate Exit Strategies 101

Real estate investing is a whole lot easier proposition when you start with the end in mind.

The end I’m talking about here is the “exit strategy” or how you plan to get yourself out of a property to make money from the investment.

Many real estate investors go into real estate investing have no clue what theyre exit strategy, their plan of attack for making money from a property, is at the time they purchase properties.

They just purchase them because they seem like a good deal.

But theres a huge difference between buying a good deal and having an exit strategy.

If you purchase a property knowing that you already have a buyer, for example, that can be one of the most profitable forms of real estate investing.

Your exit strategy is to sell to a buyer you identify BEFORE you close on the property.

How do you do it?

Why We Like Subject To Options Best Of All

What type of contract or strategy do you use most often in your real estate investing business?

One of the most popular in our real estate investing circles is the subject-to option.

In a subject to deal, title changes, or the option is granted, on the property, but no new financing is required, because you just start making the payments on the property to the old lender who has the mortgage on it.

In a subject to option, its even better, because you let the seller make the payment s on the existing mortgage during your option period, and until you execute the option and take title to the property, you are not obligated to pay anything on the property.

That way, if you cant sell the real estate before a payment or two or three comes due, you are not obligated to make the payments.

And better still, if you cant sell the property at all and the option expires, you are not left with a loss from carrying costs during the time you were trying to sell the real estate.

So, we like options, and we like subject to options the best of all.

Homes Still Available For Homebuyers Looking For Great Deals And Easy Financing

There’s a lot of talk going around these days about how hard it is to qualify for a home loan, especially in this post mortgage meltdown, post mortgage bailout economy.

Ironically, the mortgage bailout funds that were supposed to “trickle down” through the banks that received them to reach the “little guy” homeowner in the form of affordable mortgages, never really seemed to make it that far. In fact, it appears that much of that funding that was supposed to ease credit and make it easier to borrow, wound up financing huge mergers and acquisitions in the bank and mortgage lending world.

That left the average would-be home buyer holding the bag, unable to find a mortgage he or she could qualify for, which in turn has continued to suppress house pricing. But, all is not doom and gloom, and there are some shining opportunities out there as a result of all the mortgage mess.

For example, many real estate investors are finding very good deals on homes that banks have taken back, either through foreclosure or homeowners just handing over the keys and walking away from their mortgages. For example, Bruce and Michelle at Lawndale houses for sale offer homebuyers in the Los Angeles area great deals on homes that they buy from distressed homeowners in Lawndale, Hawthorne and the surrounding areas.

Similarly, on the opposite side of the country, Gary Gloer offers homebuyers in the Florida Keys the opportunity to avoid foreclosure Monroe. He does this by showing distressed Florida homeowners that they can find a buyer who will pay them a fair price for their home, negotiate with banks to acquire the loan at a price that permits the homeowner to avoid foreclosure and also satisfies the indebtedness.

Your Skin is Under Attack!

You may not realize it but your skin is under attack every minute of every day. It is constantly being bombarded by elements in the environment and atmosphere that are damaging and harmful, and even more so for certain people that live or work in particular areas. As an example, you may already be aware of the damage that the sun does to the skin. There is always talk about UVA and UVB rays; you may not completely understand what these rays are but you know they’re out to get you! What is interesting about these rays from the sun is that they’re present even on the cloudiest of days and even during the wintertime. They actually damage the cells on the top layer of the skin causing them to burn and die off, something that you’re probably not even aware of. We may think that a suntan looks good but in reality any change in the skin’s color due to being in the sun is a sign of damage, just as much as if you had burned it on the stove.

Speaking of which, cold and wind are also very damaging elements for the skin. They both sap moisture from the outermost layer and leave it vulnerable to damage including rashes and dryness. Moisture acts as a protection for the skin and nourishes it as well; many of the vitamins, minerals, amino acids, and other important elements that the skin needs to stay healthy are contained in the moisture or hydration of the skin.

Pollution is another common irritant to skin, as are very high levels of dust and dirt. There is always dirt in the air and the skin is designed to collect and then rinse away any minor coating of dust but if you live or work in a very polluted or very dirty environment your pores are going to be clogged with this dirt and you may be prone to breakouts and more skin irritations. Skin’s pores are designed to handle only so much dirt and pollution and anything more than that is just going to sit on your face and cause damage. Of course there are other things that irritate the skin such as chlorine, acid rain, and so on. You may actually already be aware of the damaging elements in the atmosphere if you come home from work and clean your pores only to have your wash rag turn gray or black. You may also be prone to rashes and dryness from these outside elements.

Moisture is a good barrier between your skin and all these attacking elements, both from within when you drink water and from on top of your skin by way of a commercial product. You may not be able to always protect your skin from every harsh and damaging element there is but you can help it along by staying hydrated and using a good moisturizer every day.

Let’s look at an example of real estate investing with private money, and how everyone wins.

Let’s say you bought a house and fixed it up for a total of $100,000, and you sold it for $150,000, meaning you made a $50,000 profit, and you did it in 4 months.

If you also paid interest at 12% per year (1% per month) on the $100,000 you borrowed, you would pay $4,000 in interest for that 4 month period.

Now, remember, you made $50,000 on the deal. So, subtract the $4,000 in interest cost from your gross profit and youre left with a net profit of $46,000 from your real estate investing. Pretty cool deal isnt it!

Your private money investor is happy because they got 12% on their money, about six times the prevailing bank rates, and their money was secured by the property you bought with the money.

Not only that, but you made $46,000 too! Everyone wins.
